Traditional old Devon farmhouse on edge of Exmoor with relaxed beautiful grounds, a lake and stunning views, ideal for families and friends, large groups and small groups.
All enquiries are welcome, in addition to booking our whole farmhouse which sleeps a maximum of 21 people, we are also available as 3 separate accommodation units. These include the main house, which sleeps 6, Dunkery Cottage, which sleeps 4 and Hartford Cottage, which sleeps 2. Also available in the summer are 4 bell tents, sleeping 2 each, with big comfy beds, towels and bedding provided, each also has space for an additional 2 guests on a bring your own beds and bedding basis.
We are within walking distance of open moorland where wild deer roam. The scenery in and around Deer’s Leap Retreat is one of England’s hidden treasures, and those who discover us, find they want to return again and again.
Our farmhouse provides all the cosy home comforts and modern conveniences you could wish for – beamed ceilings and inglenook fireplaces to curl up in front of, a large, well-equipped farmhouse kitchen for catching up with friends and family over a toasty cuppa by the AGA. For complete relaxation, we have hot tubs and a sauna in a private garden, plus secluded beautiful grounds to unwind from daily life and create special memories!
All farmhouse bedrooms are spacious and feature double or twin beds, ideal for family gatherings where flexibility is needed. There are two sitting rooms in the main farmhouse, a snug for smaller groups to gather or the main sitting room for everybody to have fun and share stories. Our Farmhouse dining room seats 21 and caters for infants. We can provide for all your entertainment needs, from candlesticks for dinner parties to providing a list of local take-away’s for any cooking free nights.
Both Dunkery and Hartford Cottage have spacious bedrooms with double beds. Plus, cosy living areas, well-equipped kitchens and beautiful bathrooms. They also benefit from their own hot tubs, so you can relax in the fresh air and take life easy!
We also have an abundance of wild birds, pheasants, buzzards, and lots of domestic animals too. Poppy, our friendly Beagle keeps company with our ponies. We also keep a small herd of cows, a couple of jersey milking cows and chickens to name a few of our animal friends.
From big family reunions and celebrations to smaller groups and couples, our guests always comment that they immediately feel at home, relaxed and comfortable at Deer’s Leap Retreat.
There is a games room with pool and table tennis tables, as well as an all-season tennis court. We also have a beautiful lake at Deer’s Leap with a wooden Gazebo and terrace, a tranquil place to enjoy a quiet drink or for children to spot fish.
We can also provide a range of spa treatments, which can be booked in advance. Ideal to get you in holiday mode a little quicker and support your positive wellbeing.
We are happy to recommend picturesque walks for the casual walker or budding naturalist, straight from the doorstep. We have heather-clad hillsides, steep wooded valleys and meandering rivers all close by.
Dogs are welcome at Deer’s Leap Retreat, with a small charge per dog, per stay. They love playing in the grounds, going on country walks and we promise will be tired out and ready to sleep each night!
Local activities include horse riding, fishing, golf and clay shooting. Regular tours of the moor leave from Dulverton are an ideal way to explore the area.
Whatever the season, or reason for booking a holiday together, no one ever wants to leave Deer’s Leap. Our guests become friends, who return again and again to experience the love and warmth of this magical place.

From the East/North
M5 leave at junction 27, take A361 to Barnstaple/ Tiverton/ Wellington.
Take the third exit on at roundabout at Tiverton on to Rix Cottages/A369.
Signposted Oakford/East Anstey/West Anstey.
Continue for 5 miles on the A396, passing through Bolham and Cove with the river Exe on your left.
At the Exeter Inn roundabout take the first exit to stay on the A396 for a further 2 miles.
Slight left on to the B3227 crossing the river. Continue on the B3227 for 6 miles.
Take the first right after the Jubilee Inn (on your right).
At the next T-junction turn left.
Take the next right – go down the hill, through the village of Yeo Mill.
Go up the hill to the T-junction, turn left, then take the next right, signposted Dulverton.
Go up over the hill & as you get to the bottom the road bends around to the right, Deer’s Leap is on your Left. The drive splits into two, keep to the left, come straight down the drive and park opposite the big cream house.
From the Barnstaple Direction
From the Barnstable link Rd. Head towards Tiverton. Go straight over the roundabout for South Molton and stay on the A361.
Take the left hand turning off the link road for Dulverton. (just past the sign for the Woodside services on your right). Take the first exit on the roundabout onto the B3227.
Stay on this road for a two and a half until the road forks at Bullaford gate. Take the left fork.
Take the first left (at the crossroads). Go over a little bridge past an orange house on your left. Half a mile on stay right at the fork, you’ll pass a bright blue house on the left and take the next left after a white house on the corner (this is the fourth left turning signposted Dulverton).
Go up over the hill, as you come down the other side, the road bends around to the right. Deer’s Leap is on your left. The drive splits into two, keep to the left, come straight down the drive and park opposite the big cream house.
If you are travelling from south/west Devon or Cornwall, you should be able to either pick up the A361 at South Molton and follow the directions above for coming from Barnstaple direction, or via crossing the A361 to cut across to the B3227 where you’ll be able to pick up from the directions above (from the East/North) at the Jubilee Inn turn off.
Please remember SatNav and mobile coverage is quite sporadic the closer you get to Deer’s Leap. Ensure all driver have a set of the instructions printed or downloaded on to devices.
Our nearest train stations are Tiverton and Barnstaple, where taxi’s can be booked to the venue. South Molton also has a local bus service, which includes rides to Quince Honey Farm, a local attraction.
